To our Mountain Falls Residents, 

Taylor Morrison would like to provide a highly anticipated update to the Mountain Falls Golf Club and share its new path forward. 

After closely monitoring the golf course and its long-term success for the last several years, we have determined it is in homeowners’ best interest for Taylor Morrison to sell the Mountain Falls Golf Club to a professional company with deeper experience in golf club management than we as a homebuilder can provide.  

We understand there may be mixed emotions about this announcement. However, we believe there are many benefits that come with living near a golf course, without the financial stress of ownership. 

Here are a few important updates related to Taylor Morrison's sale of the Mountain Falls Golf Club that will better ensure its profitability and allow for smoother operations for years to come: 
 
  • The amendments made to the HOA documents in prior years only provided that the golf course could be owned and operated by the HOA in the future, not that there was an obligation or requirement that the golf course would ultimately be owned and operated by the HOA. We understand this may have been unclear initially.
  • While we were hopeful that the golf course would become profitable by 2026, we no longer anticipate this to be true due to multiple factors, including inflation impacting operation costs.
  • Our previous projection that the golf course could be transferred to the HOA without significantly raising assessments no longer holds true.
  • A restrictive covenant will be recorded against the golf course for the benefit of the HOA and homeowners requiring that the new owner and all its successors continue to maintain the golf course. In the event they fail to do so, the HOA would have the right to enforce the obligations in the restrictive covenant, including the right of specific performance to compel the owner to comply. We hope this provides peace of mind that there is no possibility the golf course could be turned into any other type of property.
  • The restaurant, pool and related amenity facilities are being subdivided from the golf course and will ultimately be owned and maintained by the HOA.
A buyer is currently in due diligence and we expect the sale to be final later this year. We’d also like to be transparent that should this sale not come to fruition, Taylor Morrison will seek another buyer who can operate the golf club with a level of sophistication its surrounding homeowners deserve.  

You can expect to hear periodic updates from Taylor Morrison throughout the process and from the new owner of the golf club, once finalized.
